What is title deed?

Legal document executed and acknowledged under the seal and in the presence of a notary, evidencing the right of ownership to a property described therein.All informations about the land or property must be written on the title deed. Title Deeds Registry Office always save the informations so if you lose the title deed you can easily want from there. Title deed may be shared by 2 or 3 person in this situation all names will write on title deed.

The documents which are needed for the title deed;

Title deed paper or neighborhood, block, parcel, building information.

ID or passport (with translation if needed)

The land’s current value paper must be taken from the city Municipality.

Earthquake insurance policy (document) of the property.

2 passport photograph from buyer, 1 passport photograph from seller.( passport photograph must be pictured in last 6 months. 6*4 size.)

A translator incase the buyer can’t speak or understand Turkish

If operation arranged with the deed of trust from another country, the deed of trust’s translation and first one or certified exaple must be needed.

Title Deed Procedures:

If you will go to Title Deed Registry Office prepared(with checked and completed documents), all procedures will be easier for you. There are some procedure steps for you;

You should apply Title Deed Registry Office by yourself or someone who take trust of deed document from you.

Your main passport or identity card must be with you for all application operations.

There must be a translater in case of any diffirent language or  disabled person.

If there will be used trust of deed, the deed must have Picture on it or be fixed in notary.

If buyer/seller is any company from Turkey, you must apply with authorization document in that year and circular of signature.

All along the procedure you should check the ID card, tax identification number with legal document. If seller/buyer is legal entity, you should check companies tax number or authorized with a warrants ID card number with legal document.

All persons with authorized must have at least 2 mug shot (6*4 size.) pictures which taken in last 6 months.

You should check the properties compulsory earthquake insurance(DASK).

 

After the application, all documents will check by management and they will text you for appointment. In that text they will say ‘’You can come here for sign at date/time after you pay title deed fees.’’. If you learn from there the payment amount before you pay, it will be better for you. You can pay your title deed fees to Halkbank, Vakıfbank or Ziraat Bank and than you can go  Title Deed Registry Office for signature in the time.
